Mid-century homes in this corridor commonly still have original cast-iron drain stacks and, in the 70s-era pockets, early plastic supply. The other pattern is occupancy: rental turnover around the base means a meaningful number of homes are empty between tenants, and an empty house in January is where a freeze-burst does the most damage before discovery.
The Davis County bench above the corridor is landslide and debris-flow country in a wet spring, and the flats below hold groundwater.
