New construction fails in an entirely different way than old construction.

New homes do not fail from corroded pipe; they fail from installation and from appliances. PEX manifold fittings that were not fully crimped, a water heater or washer on an upper floor with no pan, refrigerator ice-maker lines, and builder-grade shower pans. The pattern here is upstairs water in a house with an open floor plan, which means it lands in the middle of the main living space rather than a basement.
Flat valley floor with a high water table in parts of the north end, and a lot of homes built close together — which matters when a whole townhouse row shares a wall assembly.
