First we find the water

Remediation that does not fix the moisture source is a repaint with extra steps. Before anything is removed we find the source — a slow supply leak, a failed shower pan, negative grade against a foundation, a bath fan venting into an attic instead of outside. In Utah that last one is remarkably common, and it produces attic mold in houses with no leak at all.

Containment, not just cleaning

Disturbing mold without containment is how a problem in one bathroom becomes a problem in four rooms. Work areas get sealed in poly with negative air pressure and HEPA filtration so spores leave the building rather than migrate through it. Non-porous materials get cleaned; porous materials that are colonised come out. There is no chemistry that makes contaminated drywall safe to leave.

Independent clearance

We do not grade our own work. When you want verification, testing goes to a third-party industrial hygienist, and their post-remediation verification is what closes the job. Anyone who both tests and remediates has an obvious reason to find more mold than is there — that is worth knowing whoever you hire.

What we will tell you honestly

Not every dark patch is a remediation project. Surface mildew on bathroom grout in a room with a weak fan is a ventilation fix and a scrub, and we will say so rather than sell you containment. What actually needs remediation is colonisation inside building materials, and that is a different conversation.

Common questions

How fast does mold actually start?

EPA guidance puts visible growth on wet materials at roughly 24 to 48 hours in the right conditions. That window is the whole reason drying speed matters so much after a water loss — a small leak found on day four is routinely a bigger job than a large spill found in an hour.

Do I need a mold test?

Often not before remediation. If you can see it and you know where the water came from, testing mostly tells you what you already know and delays the work. Testing earns its cost when the source is hidden, when there is a health or legal question, or when you want independent clearance afterward.
