Standing water stops being a water problem and starts being a mold problem in about a day. Everything below is about winning that first day.

What actually determines the bill

Three things, in order: how many hours the water sat, what category it started as, and what it soaked into. A clean supply-line break caught in four hours is a dry-out. The same break found on day three is a demolition, because Category 1 water degrades to Category 2 in roughly 48 hours and to Category 3 after about 72 — and once it is Category 3, porous materials come out rather than dry in place. That is why we push so hard on the first phone call. It is not urgency theatre; the clock is literally the line item.

What we do on arrival

Kill the source if it is still running. Then moisture-map every affected surface with a penetrating meter and a thermal camera, because water travels along the underside of subfloor and up drywall by capillary action far past the visible edge — the wet area is almost always larger than the stain. We photograph readings before anything moves. Extraction comes next, then the drying plan: air movers sized to the surface area, LGR dehumidifiers sized to the cubic volume and the class of loss.

Why we take daily readings

A drying log with dated moisture readings per material is the difference between a claim that gets approved and a claim that gets argued. We take readings every day until materials hit dry standard against an unaffected reference point in the same building. You get the log whether or not you file.

Where Utah homes actually fail

Water heaters in a finished basement with no pan and no floor drain. Polybutylene supply lines in anything built between roughly 1978 and 1995 — extremely common in the older Salt Lake County suburbs, and they fail at the fitting without warning. Washing-machine supply hoses, which are rubber and have a service life nobody tracks. And in the mountain towns, a hose bib or an exterior wall run that freezes while the house is empty.

Common questions

Can I just rent fans and dry it myself?

Sometimes, and we will tell you when. A small clean-water spill on tile or sealed concrete caught within hours is often a mop and a box fan. What rental fans cannot do is pull moisture out of the air — an air mover without a dehumidifier just moves wet air around and drives it into other assemblies. If carpet pad, drywall, or subfloor is wet, you need dehumidification or you are growing a mold problem on purpose.

Do you work with my insurance?

We bill most carriers directly and we write the file in the format adjusters expect — photos, moisture logs, and line items against standard estimating software. We are not a public adjuster and we will not tell you your claim is covered; that is your carrier’s call. What we control is that missing documentation is never the reason it gets reduced.
