The Avenues and Capitol Hill run heavily to 1890s–1920s brick, and Sugar House to the 1920s–40s. A lot of that stock still has original galvanised supply lines or cast-iron drains, both of which fail from the inside out with no warning on the surface.
The signature Salt Lake loss is a supply line or drain letting go inside a wall in a house where the basement was finished decades after the plumbing went in — so the water is behind drywall that was never meant to come off, and it has usually been running a while before anyone sees a stain.
Homes along the east bench below Emigration and Red Butte take runoff pressure in a heavy melt year, and the older neighbourhoods there have shallow, rubble-and-mortar foundations that seep rather than crack.
