EPA guidance puts visible mold growth on wet materials at roughly 24 to 48 hours. That window is why the drying clock matters more than the size of the spill — a small leak found on day four is often a bigger job than a large one found in an hour.
Most Utah policies cover water damage that is sudden and accidental — a burst pipe, a failed water heater, an overflowing appliance. What they typically exclude is gradual leakage you could have noticed, and surface flooding, which needs separate flood coverage. We are not your adjuster, but we document to the standard carriers ask for, and we will tell you before we start if we think your loss falls outside coverage.
No. In Utah you choose your own restoration contractor. Carriers keep preferred-vendor lists and may suggest one, but the decision is yours.
Three to five days is typical for a contained water loss caught early. Dense materials — hardwood, plaster, and anything behind cabinetry — run longer. We dry to a moisture reading, not to a calendar, and you see the daily log.
Sometimes, honestly. A small clean-water spill on tile, caught inside an hour, is a shop-vac job. What box fans cannot do is pull moisture out of the air fast enough to keep it from moving into drywall and framing — that needs refrigerant dehumidification. Run the triage tool above; if it says one air mover and a day, you probably do not need us.
It is the contamination level under the IICRC S500 standard. Category 1 is clean supply water. Category 2 carries significant contamination — washing machine or dishwasher discharge. Category 3 is grossly contaminated: sewage or ground surface water. Category matters because clean water degrades over time, and because Category 3 means affected porous materials get removed rather than dried.
