Most of what a fire destroys, it destroys after it is out. Soot is acidic and it keeps eating.

The damage continues after the fire department leaves

Smoke residue is acidic. Within 24 to 48 hours it etches glass and porcelain, and it begins pitting and discolouring metal, chrome and aluminium. Within days it stains grout, marble and unfinished wood permanently. A house that was salvageable the night of the fire can lose its contents to a week of delay. Stabilisation is a race, which is why board-up and initial cleaning happen before anyone talks about a full scope.

Smoke is not one thing

Wet smoke from a slow, smouldering fire is sticky, thick and pungent — it smears if you wipe it wrong, and it needs solvent cleaning. Dry smoke from a fast, hot fire is powdery and travels much further through the structure. Protein smoke from a kitchen fire leaves almost no visible residue but produces an odor that will not leave a building until every surface is sealed. Each takes a different chemistry, and using the wrong one sets the stain permanently.

Odor is a structural problem, not an air-freshener problem

Smoke pushes into wall cavities, insulation, HVAC ductwork and the underside of subfloor. Ozone or hydroxyl treatment on its own is theatre if the source material is still in the building. Real deodorisation means removing what holds the odor, cleaning what stays, and sealing raw structure before anything is closed back up.

Textiles, electronics and documents go to specialist cleaning; anything unsalvageable is photographed and scheduled rather than quietly thrown out. Nothing leaves without being on paper.

The fire was small. Do I really need anyone?

Small fires are where people lose the most, because the structure looks fine and the soot gets left alone until it has set. A five-minute kitchen fire routinely puts protein residue through an entire floor of a house. Have someone look before you decide — the assessment is free, and half the time we tell people it is a cleaning job rather than a restoration job.

Can I stay in the house?

Sometimes, depending on what burned and where. Anything involving plastics, electronics or synthetic furnishings produces residues you should not be sleeping in. We will give you a straight read on arrival, and most policies cover additional living expenses if you have to leave.
